The Finsbury - Small / Medium Size

The Finsbury garden room has been designed to bring style and functionality to any garden as well as comply with permitted development rights. The buildings are of a high specification; they are fully insulated and pre-wired.

The main structure of our garden rooms is engineered as follows:

  • Engineered using SIP Panels.

  • All insulation used within floor, roof & wall panels is 50mm thick and foil backed.

  • All internal walls are lined with foil backed plasterboard before a full plaster finish. Ready for decorating.

  • All flooring 22mm moisture resistant Caber Floor P5

  • Laminate flooring, including underlay and skirting, in a choice of colours.

  • All roof boards 18mm OSB 3BBA moisture resistant

  • EPDM one piece rubber membrane, final roof cover

  • Supply & fit guttering to the rear of the building

  • Choice of exterior cladding 21mm Grade A Larch / 20mm Canadian Western Red Cedar / Recycled Composite in a choice of colours.

The Base:

  • This is an eco base of anti rot solid recycled plastic posts concreted into the ground to which a tanalised and pressure treated timber framework is fixed. The posts come in 3m lengths and are cut down to size on site, this enables us to level any uneven ground and minimise groundwork for the customer prior to our arrival.

  • This provides a level base to which your final 2000 gauge damp membrane is attached, and your building constructed. This method is cost effective, less intrusive to your garden and enables all round air flow to the building.

The Roof:

  • The roofs have an additional 12mm external ply, to sandwich the insulation,

  • which is then covered with EPDM. The premium EPDM (ethylene propylene diene terpolymer) is an extremely durable, one piece rubber membrane which is widely used in low slope

  • buildings worldwide and is therefore perfect for our garden buildings. Its two

  • primary ingredients, ethylene and propylene, are derived from oil and natural

  • gas. This gives you greater water proofing protection than the standard roofing

  • felt and offers a 35 year life expectancy.

  • We only use 1.5m premium EPDM, not 1.2m like many of our competitors. To

  • compare, the same 1.5m premium is used on flat roofing for houses.

  • We include the addition of guttering to direct water away from the building.

  • uPVC White french doors with fixed panel either side and 1 x tilt & turn opening window as shown. Doors and windows can be changed in colour and style, prices available on request.
  • 10 year structural warranty

Our garden rooms have been designed to a high specification, however we do understand each individual’s requirements are different. We can make our garden rooms’ bespoke to your unique requirements. See below for further information.

Additional Options Available:

  • Doors & Windows

As standard our buildings include the doors & windows as shown in display image, in uPVC White. However, there are options to change the style of the doors and windows, the colour and choose between uPVC & Aluminium.

  • External Cladding

Our garden rooms include premium grade A Larch cladding. There are options to upgrade to Cedar, Composite (in a variety of colours) and Burnt Larch.

  • Internal Finish

All internal walls are lined with foil backed plasterboard before a full plaster finish. Ready for decorating. We offer the option to upgrade to an internal paint finish, strematch panelling and also add internal walls.

  • Electrics

Our buildings are pre-wired with our standard electrics package. There is an option to upgrade or increase the electrics in the building.

Planning

Do I need to Apply for Planning Permission? Generally, no! Our buildings normally fall within permitted development, eliminating the requirement for a planning application being required. Planning requirements remain the customers responsibility and we would recommend checking the Planning Portal for further information.

Do You Offer A Site Survey? Yes. We offer a free of charge, no obligation, site survey. We feel this is an important part of the decision-making process, to ensure the designated area is suitable and assist you in designing your ideal garden room. We will discuss the construction process, measure your garden space and assess the access to your premises. Depending on your location this will be either a visit to site or via Skype.

Our installation team are highly skilled craftsmen. We manufacture our buildings to order and therefore able to offer a bespoke service, giving you the opportunity to adjust to suit your exact requirements.

How Long Does It Take To Build Your Garden Room? This obviously varies depending on the size of building you choose but generally we assemble most “typically” sized Garden Rooms within approximately ten days.

Access Requirements

We will assess the access when carrying out your site survey. Generally, we do not need any more than a standard door’s width to reach the build site. Our fitters do not require access to your property, unless the garden can only be reached by going through the house.

What Ground Preparation Do I Have To Do In Advance Of You Building My Garden Room? Very little. All we ask is that the area is clear (i.e. no trees, shrubs, existing sheds etc). We can build over slightly uneven ground as our base system will level off the area and we can build over multiple surfaces (i.e. a combination of paving, grass, concrete etc).
