The iconic design has quickly become one of the most sharply detailed, yet most minimal timber based annexe available in the UK. These are hand-crafted buildings procured with precision 3D BIM software, with multiple options available to adjust the appearance and function of your building. They can be made to bespoke requirements; size, cladding and fitted furniture can be made for each project.

Insulated floor base supported by plinth pads or ground screws and decked with sturdy boarding.

Traditional timber framed structure with 175mm PIR insulation. Dual residual cavities with options for external and internal finishes.

Insulated warm roof construction with options available for the covering. Internal finishes to match the wall interior.
Glazing
Double glazed aluminium units with standard security locks. Obscure glass to shower suites.
Heating
Low energy electric heaters with programmable features, electric towel radiators in shower suites and an 80ltr unvented system for hot water.

When it comes to building an annexe, the Planning guidelines aren’t exactly clear and there are no proper definitions to allow for permitted development rights. We’d take a view on each project and would usually involve the help of our well-experienced consultant.
We’d make an application to your LPA on your behalf. The fee for this is charged upfront, and is deducted from the cost of your project should you choose to go ahead.
Since our projects are hand-built, the materials and components are transported by us. For projects further than 80 miles from IP25, we may need to charge a small fee for additional costs incurred.
Typically, a W8m x D6m would take around 10-12 weeks to build, excluding any planning timescales. We’d advise an estimated build time in the early stages of design, and we generally work with a lead time of around 8-10 weeks. We aim to be transparent with costs and timescales associated with your project, so that you are always fully informed of how things are getting on.
They’re hand-built, which means we can be flexible with how your building is going to be assembled. We’d require space to park at least one van, and we’d politely ask that the client provides any permits applicable to roadside parking/off-loading.
