Cedar cladded outbuildings are amongst our most popular installations. Western red cedar is a very fashionable, beautiful timber. It’s very durable due to natural oils with in it, making it a perfect material to finish off our garden rooms externally.

We build be spoke garden rooms, fully insulated and plastered perfect for all year-round use. Over the years our customers have used our garden rooms for a variety of uses, with new uses regularly arising. Uses for our garden rooms include relaxing lounge, summerhouse, TV room, kids’ den, study, garden office, pool-side building, hot tub rooms, games rooms, gyms, salons, hobby rooms, commercial & classrooms, workshops, heavy duty sheds, cabins, pool/snooker room and garages.

Unlike other options on the market all our garden rooms are bespoke, meaning we can build a room to specifically suit your garden. Externally, choices of cladding finishes are available. Our two most popular being grade A cedar and fibre cement board. Our windows and doors are completely customizable, feel free to choose the sizes, colours and location.

Internally what sets us apart from many others is the plastered finished walls as standard. This gives you the feel of still being in a room of your home, especially with the warmth of our under-floor heating system installed in the majority of our rooms.

  • Roof construction using 6X2 treated timbers, Osb lined with an EPDM covering or bitumen roof shingles on pitched roofs.

  • Electrical package including feed from house 4 double sockets and Led down light internally and externally and a consumer unit.
  • A choice of windows and doors.
  • Fully plastered.
  • Oak effect laminate flooring and skirting boards fitted.

Specification

Concrete base Existing ground is expected to be level and clear of trees and bushes before our arrival. Our installers will skim off the grass and pour a 4–6inch concrete base over a damp proof membrane. Any existing concrete bases should be level and square.

Structure All timbers used in the building of our structures are pressure treated. 100mmx50mm stud work and plates are used with bracing in all corners for strength, which makes our garden rooms one of the most sturdiest on the market. Roof timbers depend on depth of building but are usually 150mm x 50mm – 200mm x 50mm.

Sheathing is wrapped around our buildings as well as a breathable membrane. To complete the external wall build up we then use pressure treated battens, which your chosen cladding finish gets fixed too.

Walls and roof internally are insulated and electric is run between the studs and joists before 12.5mm thick plasterboard is fitted. A skim of plaster is then applied.

The roof gets an 18mm deck fitted to the top which our EPDM rubber membrane is attached too. Plastic trims around the perimeter as well as a gutter trim are then installed to finish the roof off.

All timbers are sat on top of a DPC to prevent any damp including our 25mm x 50mm pressure treated battens, which are laid out for our 18mm thick treated floor boards to fix too.

Insulation Walls and ceilings are insulated as standard with 100mm Mineral wool between studs and joists. 25mm thick solid insulation boards are fitted in the floor under the floor boards between the battens.

Insulation upgrade The walls and roof are insulated with 70mm thick solid insulation board (usually Ecotherm or Celotex). A further 100mm fibre loft roll insulation is inserted around the perimeter of the roof. 25mm thick solid insulation boards are fitted in the floor under the floor boards between the battens.

**Cladding options ** Cedar – All our cedar buildings use premium grade A cedar which is mostly knot free. The rear walls on our cedar buildings are cladded with an anthracite grey james hardie board.

Marley Cedral and James Hardie – With well over 50 colours to choose from there are great options with this cladding, it comes pre finished with a life expectancy of 50+years. This particular cladding is practically maintenance free.

Windows and Doors Any windows and doors can be included of the customer’s choice. Bi fold doors up to 3 meters can be installed within the installation prices above, over 3 meters will mean a further £500+VAT needing to be added due to further structural work using steal beams.

**Under floor heating ** A high performance 150W/m2 foil under floor heating matt is installed beneath the finish floor. Laid on top of a Palsiv X-linked 6mm insulation under lay.

**Electrics ** Electrical works are completed by a fully qualified electrician who will supply a certificate upon completion. The standard electrical package includes the following –

1 metal consumer unit (fuse board) Feed from house including connection in to either the fuse board or spurring off the ring main of the house. Fused spur for under floor heating. 4 double sockets Light switch for internal and external lighting An adequate amount of LED down lights for the size of the building External lighting includes down lights in the soffit and an up down light either side of the doors. All lights are warm white as standard and non-dimmable. Please advise for any extra electrical additions upon ordering.

Flooring As standard a laminate floor is installed in our buildings. A £12.00 per meter square allowance is allowed if you wish to choose your own for us to install. Flooring must be chosen from the B&Q website. 5 inch Ogee primed MDF skirting is then installed. Other floor finishes can be installed such as carpet, tiles and Karndean. Please request a price once floor finish and building size is chosen.

**Decoration ** 2 coats of external clear varnish are applied to the cedar cladding. Soft wood cladding gets 2 coats of a varnish, stain or coloured paint of your choice. Marley Cedral or James hardie cladding comes pre finished so will never need any finishing. We do not decorate our buildings internally. But are more than happy to recommend a trusted decorator.

**Guarantee ** Our buildings are structurally guaranteed for 10 years, with a life expectancy of 30+ years.
3 years for internal misting of the double glazing units and for door and window hinges and locks. 1 year for internal linings and trims and floor finishes.

Planning
We make our outbuildings specifically to ensure that planning permission is not needed. We keep our buildings under 2.5 meters high and under 30m2 floor area. We also make sure the outbuilding do not take up over 50% of your properties land and the building is not placed on land forward of a wall forming the principal elevation of your house. All building over 15 square meters need to be at least 1 meter away from all boundaries.
