We specialise in the building of bespoke garden rooms and offices with the best quality materials exactly to your specifications. All of our garden rooms are built to the highest of standard with excellent attention to detail.
The smallest we can build for your bespoke garden room is 2m x 2m (6ft7 x 6ft7), and the largest is 6m x 5m (19ft9 x 16ft5). We try to avoid building larger than this so the client can avoid requiring planning permission.
The example building in the photograph is 4m x 3m and cost £8,500 for a standard board finish inside. This is just an example of our work however, as all our buildings are bespoke - we can tailor each build to the customers requirements.
Specification
SPECIFICATION:
- All of our garden rooms are made from C16 75mmx50mm or 100mmx50mm structural timber with 11mm osb boards with a breathable moisture membrane attached.
- The cladding is your choice we use western red cedar or pine, inside you have 50mm rigid insulation boards on all walls with either plywood or plasterboard finish.
- The roof is made from C24 125mm x 50mm roof joists with 18mm osb roofing boards on top of which sits the firestone 1 piece rubber roof membrane.
- Facias and sofits with guttering and fall pipe.
- Inside the roof 100mm rigid insulation boards with a choice of plywood or plasterboard finish.
- We use aluminium windows and doors (French/sliding or bifold) there’s option with wooden windows and doors (pine or oak).
- Electrics included - spot lights, 2kw heater double sockets additional electric as required.

- 5x2 joists
- 18mm OSB boards
- 1piece of firestone rubber membrane
- 100mm rigid insulation boards as an option
- fascia and gutter+fall pipe
Walls:
- 4x2 stud
- 11mm OSB boards to full structure
- breathable membrane to full structure
- 50mm rigid insulation as an option
- cladding (western red cedar/pine ship lap/composite )
- battens for cladding to give an air flow
- vapour barier inside to stop moisture building up
- inside finish options(plaster finish/ship lap/ply boards/osb boards)
Floor:
- 4x2 floor joists
- 100mm rigid insulation as an option
- 18mm OSB board
- damp proof membrane
Base
- steel and concrete pile system
Doors and Windows:
- uPVC /aluminium/wooden as required
Electrics Included:
- spot lights inside+lighting outside
- double sockets
- consumer unit fully certified
- electric heater as an option

Planning
We keep our maximum size of bespoke building to 6m x 5m to avoid requiring planning permission from a local council office.
