This home will need to be transported in two halves. Therefore roads to land / property will need to be wide enough (at least 13-15ft minimum to fit through with lorry turning access). We recommend a site visit is arranged with a transportation company (we can recommend several) prior to order being placed to ensure home can be easily installed and sited.
**Can I put a park home or lodge on my own land?**
You will need to get permission to site a mobile home from your Local Authority. We can supply you with a floor plan and elevation for your home which the Local Authority will need in order to consider your application. The best initial course of action would be for you to have an informal conversation with a planning officer at your Local Authority who will indicate if permission is likely to be granted. If the planning officer has specific requirements we can help incorporate these into the design of your home.
It is most likely a letter of consent from a local authority will suffice. ***Planning permission is not usually needed for one of our homes, as they are movable on wheeled chassis and therefore sit under caravan regulations.***
Our homes / annexes / lodges are usually delivered by low loader lorries. Single units are transported by one lorry, twin units (which need to be joined back together on site) are usually transported by two lorries. We have a recommended transportation supplier list, which we will be happy to give you. You can book in site visits prior to siting, transportation and siting services.
***Please note Manor Park Homes Ltd are a manufacturer we do not transport units.***
***Transportation must be quoted and paid for separately and directly with the transport company.***
Our homes are mostly transported in two halves which need to be joined back together on site. This process normally takes a day or 2, sometimes a little longer depending on the complexity of the build and how many features need to be installed on site.
Usually a transport and siting company will finish the roof, guttering, internal strips and hook up the home to an electric supply. You will need to obtain a gas safe engineer and/or plumber to connect the boiler and give you a gas safe certificate. You will also need to make sure the home is water tested and safe once it has been transported by a plumber who can also connect soil and drainage correctly.
Your Manor Park home needs to be based on a strong, level concrete base larger than the home/ unit. We DO NOT recommend any other surface (eg tarmac) to site upon. Any home sited on any surface other than sufficient concrete will void all warranties.
