Specification (as standard):

• Foundations: Full Concrete Slab or Ground Screw system. Subject to site survey.
• Construction method: Walls and floor are manufactured using 47mm x 100mm C16 structural timbers with the roof 47mm x 150mm C16 timbers. Creating a strong core of the pod.
• Floor, Walls and Ceiling Insulation: The Floor, walls and ceiling are fitted with 100mm thick earth wool insulation. This ensures our Garden Rooms have a long term superior level of sustainability and warmth. Acoustic upgrade available.
• Windows and Doors: Energy rated Anthracite Grey PVCu Sliding patio or French Doors. With Superb Ultion cylinder locks as standard. 1000mm W x 600mm H opening landscape window.
• Floor: Choose between 3 Laminated flooring options finished with primed skirting boards
• Internal Finish On Ceiling and Walls: Plastered and skimmed. Painted is an optional extra.
• Roof: EPDM Rubber Roof. Backed with a manufacturers 20yr warranty.
• External Cladding: Choose between 4 colours of maintenance free composite cladding which can be fixed either vertically or horizontally. A FREE sample pack can be sent direct to you.
• Electrical Package: 2 x Double Electric Sockets, panel light, Exterior wall mounted up down light, Consumer Unit, Double Light Switch, Minimum 1.5KW free standing electric heater. Mains connection (subject to site survey)

The office pod has a starter price of £15,999 (which includes VAT, delivery and full installation) and a starting size of 2.4mx2.4m, but these may vary depending on your size and styling preferences.

Commissioning a garden room can be a daunting prospect. It may have to fulfil many demands and requirements. That's why we always start the process with a detailed 1 - 2 - 1 consultancy. We get to understand you, what you hope to get from the building and how you envisage it fitting in with your life. Only once we understand what you want can we move onto the next phase; The initial design.... **Foundation:** To provide strength and support for the garden room. There are two ways the foundation can be installed. 1. 100mm Concrete Slab. 2. Ground Screws (opposite) During the site survey we will discuss each option and depending on the area the build is sitting, we will help you make a fully informed decision. **Structure:** SIPS panels are available in various thicknesses, SIP panels are made up of polyurethane foam and 2 layers of OSB (oriented strand board). During manufacturing, the polyurethane insulation is injected between 2 sheets of OSB leaving no scope for poor areas of insulation or cold spots. SIPS buildings are more environmentally responsible, energy efficient, strong, quiet and draft free than the majority of traditional construction methods.

All our prices include full delivery and installation service including Groundwork, Structure Build, Internal Finishing, Electric pack and Mains Connection. The pod can be built in 7-8 days, minimising the disruption to your home and garden.

Once the design and quotation is approved you can secure an installation date with us. We will then submit an agreement for you to sign and return.
